The Multiple Listing Service (MLS) and the Internet

What is the MLS, and how does it work for you?  The MLS is a database of properties currently on the market in the area.  Brokers participating in the MLS (which includes virtually all Brokers in the area) list all the homes they have for sale and agree "cooperate" and share in the sales commission of the properties.  This means that if I list your property on the MLS for you, but another agent finds a buyer for your house, that other broker or agent is entitled to part of the commission.  The big advantage to you, as the seller, is that every single broker and agent participating in the MLS has access to your home to show it to prospective buyers.  It doesn't stop there.  As a client of myself and Coldwell Banker Residential Brokerage, your home will not only be added to the Tucson MLS, but it will also be added to up to 20 other internet sites viewed by buyers world wide.  It is no longer the MLS alone that puts buyers in touch with homes for sale and potential buyers are shopping the internet long before they find an agent to represent them.  Some good examples of where I will list your home are Realtor.com,Google Real Estate, Yahoo Real Estate, Trulia.com, and even UTube.com to name a few.  Furthermore, as a client of Coldwell Banker your home will be featured on ColdwellBanker.com  and AZMoves.com which reach potential buyers worldwide. This effectively puts every agent worldwide to work selling your home!  The first place a buyer and their agent looks is the internet and exposure is key to getting your home sold!  Statistics show that more than 70% of potential buyers shop the internet before ever speaking to an agent.  There is simply no better way to gain instant and widespread exposure for your home than listing it on the MLS and the internet!
